<p>i know somebody has been accused of vandalising a vehicle this person has been arrested but we also no the car owner has claimed off there car <strong>insurance</strong> about thirty miles away! <p>My friend tried to report insurance fraud (health insurance) to his company.  You would think his report was welcomed.  But instead he was given the run-around. He gave up.</p>

<p>I have 2 untis on my <strong>property</strong>. I live in one and rent out a small cottage. I purchase the home owner <strong>insurance</strong> to cover both. Do I still need a renter <strong>insurance</strong> in addition to the one I have? I remembered reading it from here that I should get one. But I don&#8217;t quite understand the reason behind it. <p class="dtm-content">First, make sure that your homeowner insurance covers both properties and the &#8220;small cottage&#8221; is listed as a rental property as most companies only cover some damages for rental properties. Also, homeowner insurance only pays for personal belongings (clothing, furniture, TV, appliances, etc) in the house that you occupy if something happens to that house.</p>
<p>Second, your homeowner insurance covers YOU for any thing that may happen to your properties like fire, hurricane, flooding or other damage. It does not cover your tenant for his/her belongings. That&#8217;s what the renter insurance is for.</p>
<p>For example, let&#8217;s say your rental house burns down. Your homeowner insurance will pay to have your house rebuilt but will not pay anything to the tenant. Now, if the tenant has renter&#8217;s insurance, his/her insurance will cover him/her for the loss of their personal belongings.</p>

<p>My house was burglarized. The crack head got away but without my <strong>property</strong> I caught him . He left on a bike he&#8217;s no kid in his thirties.The problem is he left the items at the side of my house he even took food out of my kitchen but getting back to the items that he left at the side of the house and even took my boat battery  out of my boat.The items he left were my wife&#8217;s television .microwave  I went to my <strong>insurance</strong> home owner $1000.00 deduct ale in which the items were worth I live on a fixed income and   can&#8217;t afford it .The police took it all for evidence .I can&#8217;t heat my food up can&#8217;t go on my boat and my wife can&#8217;t watch her television her gold watch witch was only  a Timex.HELP how do I get my stuff back.</p>

<p>My husband &amp; I bought our house in July 2006. We got a bill yesterday stating that we owe taxes from 2007 &amp; 2006. I thought that when we bought our house that we had paid our taxes up until this year (part of our closing cost) Aren&#8217;t you required to pre-pay  your home <strong>owners</strong> <strong>insurance</strong> &amp; taxes for 1 year when you buy a house?</p>

<p class="dtm-content">Oh, that just happened to us. What happened was the bank we bought the house from prorated the taxes, so they were included in the closing. We basically got the tax money applied as a credit, so we paid the full amount when the taxes came due. The only way you can get this done is if it is included in the closing.</p>

When the animal control officier came she told me the dog has to have 2 incidents for the dog to be considered &#8220;dangerous&#8221;. She cited the tenants in the back residence a $600 fine + 95 x3 for the dogs not being licensed &amp; fixed. I&#8217;m even wondering if it is worth all the hassle. They can&#8217;t even afford the fine how are they going to pay for anything in court????<br />

<p class="dtm-content">You can&#8217;t file a claim on their policy.  You have to sue them. </p>
<p>You should probably sue the owner of the property, AND the owner of the dog.  Your damages, are the vet bills, so it might qualify for small claims court.  </p>
<p>Additionally, you need to (if you haven&#8217;t already) file a police report, and a complaint to animal control.</p>

<p>I am a newly liscensed minor in the state of ohio. I hydroplaned and spun into a ditch. no one else was involved there was no <strong>property</strong> damage (not counting my pride). I wore my seatbelt, I have <strong>insurance</strong>, etc. the <strong>property</strong> owner out of concern called the sheriff who gave me a citation for failure to control the vehicle. because i am a minor i must go to court. what are the consequences of this? will I get my liscense taken away? what is about the cost of the citation and the number of points counted on my liscense?</p>

<h2>Need Advice on Mold Problem in Apartment?</h2>
<p>I currently live in a one bedroom apartment. I&#8217;ve lived here for one and a half years.  The <strong>property</strong> management company have always been very receptive to my complaints for repairs, which have been minor up until now.  Within the past two weeks I noticed a musty smell in my bathroom. I didn&#8217;t see any mildew or mold so I just brushed it off as humidity in my apartment as it gets very warm during the day when I&#8217;m at work and I don&#8217;t have the air conditioning running.  I came home from work one night this week to find two mushroom like plants sprouting from the baseboard of the wall next to my bathroom (my bathroom tube is located on the other side of the wall).  The rug in the same area where the mushrooms grew is constantly wet. I noticed this last week, but also brushed it off thinking that it was the spot remover I applied to the area a few times during the month for a stain that would not go away.  I finally complained to the <strong>property</strong> management the everning I found the mushrooms and the person on call for emergency repairs said that it did not constitute a real emergency and would look at it the next day.  I came home yesterday from work with a red note from the maintaince crew who cleaned up the issue. This is what he wrote: </p>
<p>&#8220;Removed and replaced grout around soap dish area and re-caulked the tub. Please don&#8217;t use shower/tub until after 8 a.m. Sat. to ensure grout and caulk is dry.  Also, you will see a slight film on the tile.  This is excess from grout that can easily be removed by a sponge.  We pulled back the carpet and removed the mushroom and a little bit of mold.  We then bleached the area for 3 hours before rinsing off the floor and sealed in the area with an oil based primer.  This will ensure no more mold will grow. Next, our carpet shampooerscame and cleaned, sanitized and deoderized the affected carpet area.  You may notice that the carpet is damp by the entrance door, but don&#8217;t worry, it is the shampoo/cleaner drying off.  This should solve all the problems.  If the area is damp/wet through the weekend, please give the office a call on Monday, but I&#8217;m pretty suret this will take care of everything.&#8221;</p>
<p>When I called the <strong>property</strong> manager on Friday afternoon from work to <strong>let</strong> her know my displeasure of finding mushrooms growing in my apartment, she became very snotty with me and asked me why I didn&#8217;t report the smells sooner. And I was very pleasant and professional with her.   I&#8217;m in the <strong>Insurance</strong> business and I asked a few our engineers at work who inspect <strong>property</strong> that we insure of what I should do.  They did not give me advice, but they told me that mold is very hard to get rid of.  </p>
<p>I just renewed by lease in January for another year.  Should I stay or do you think an attorney can help me break the lease so that I can find another place to live?</p>

<p class="dtm-content">I know that you are upset, but the way I read it, your apartment complex did everything they could to get rid of the mold. I have a question about why it is so wet in your bathroom. Do you have a window that opens, or a exhaust fan in there? The fan should be run for 30 minutes at least when you take a shower or bath. If no fan, is the window open to dry out the air? I would ask the management company if it is necessary to keep a carpet on the bathroom floor. It would be better to use a bathmat on the floor to stand on while you dry yourself, and pick it up when you are finished.</p>

<h2>Yeah I reported my car stolen?</h2>
<p>I need to find out where he lives because I allready have reported it stolen and they said I can not report it stolen because he technically did not steal it I left it behind which is untrue I had no choice and when I went back to get it he moved and the cops will not <strong>let</strong> me report it stolen and I canceled the <strong>insurance</strong> on it because it has been gone two months and I could not afford it for a car I dont even have I  just need a way to find him so I can be police escorted to the <strong>property</strong> to get it back</p>

<p class="dtm-content">I&#8217;m assuming you are talking about yourex husband. If thecar is in your name, and your ex has it, report it stolen. The police are not allowed to say you can&#8217;t report it stolen if he took it from you. However, if the car was jointly owned, stop making payments and let the bank take it back. But go talk to the loan officer about the car first, so he doesn&#8217;t further ruin your credit rating, and report him to the dmv for driving without insurance.</p>

<h2>In an accident, not at fault but insurance lapsed, what to expect?</h2>
<p>So here is the story summary &#8212; in CA, my truck was hit at in a parking lot &#8212; no police, on private <strong>property</strong>, other party admits fault, my <strong>insurance</strong> has lapsed (I wasn&#8217;t aware since I was out of town and thought it was automatically billed to my account), I don&#8217;t think they have a license, but drivers name is on car&#8217;s <strong>insurance</strong> holder&#8217;s policy.  I&#8217;ve always paid my <strong>insurance</strong> before, but this time there was a mixup.  Life sucks</p>
<p>Their <strong>insurance</strong> has already pretty much agreed their at fault, and has provided me with a <strong>rental</strong>.  They have decided my truck isn&#8217;t worth fixing, so they&#8217;re now determining how much it is worth.</p>
<p>Next step is to file an SR-1.  Should I file this? It&#8217;ll be more than 750, so legally I need to right? How would the DMV know about it if their <strong>insurance</strong> doesn&#8217;t report one on their behalf?</p>
<p>As for the DMV, will my license be suspended for a year? I can&#8217;t imagine there being such a strict penalty on a mistake like that, but I&#8217;m will to handle anything.<br />
My main concern is what to put for <strong>insurance</strong> information on the SR1.  If my <strong>insurance</strong> was canceled (which I&#8217;m contesting with my <strong>insurance</strong>), it says your license will be suspended.  It even says if I don&#8217;t put anything down at all, my license will be suspended.  Should I just put my <strong>insurance</strong> information there, and at the same time, resolve the issues with my <strong>insurance</strong> company? It says the DMV may send this to my <strong>insurance</strong>, but does that happen very often, especially since it wasn&#8217;t my fault?</p>

<p class="dtm-content">First,  verify with your insurance company as to whether or not the policy had actually been cancelled at the time of the accident.  According to California Insurance Code (can be found online and I&#8217;ve listed the URL below) the  insurance companies must give at least a 10-day &#8220;grace&#8221; period after the date the premium is due before they actually cancel the policy.  Hopefully you&#8217;ve since rectified this and paid the premium.  </p>
<p>Regardless whether your insurance was cancelled or not at the time of the accident, since it happened on private property and the accident was the other guy&#8217;s fault, their insurance should pay for the repairs of your car.  </p>
<p>Second, if there is more than $500 in damage,  by all means fill out the SR-1 form.  (Both parties involved in the accident should fill out this form).  There is a box at the top of the form to check that the accident occurred on private property.   This can be found at http://www.dmv.ca.gov/forms/sr/sr1.pdf.  </p>
<p>Hopefully your coverage hadn&#8217;t actually been cancelled yet, but if it had, you&#8217;ll still report the accident or risk having your driver&#8217;s license suspended for not reporting the accident.  </p>
<p>The circumstances surrounding the late payment are common enough that it shouldn&#8217;t go against you, especially since the accident was on private property and you were not the party at fault.</p>

<h2>Which property should I pay down the principal more?</h2>
<p><strong>Property</strong> #1 &#8211; 2 bed, 2 bath condo. Bought as a primary home, converted as a <strong>rental</strong>.  Bought for $205,000 with a 20% down, 5.875% 30 year fixed loan of $164,000 in July 2004.   Remaining balance on loan,  about $155,000. Monthly payment including taxes, <strong>insurance</strong> association fees is $1,573.  $1400 of that payment is covered by <strong>rental</strong> income.   $173 is covered by me. </p>
<p><strong>Property</strong> #2 &#8211; 3 Bed, 2 Bath Single Family home bought as a primary home. Bought for $355,000 with 20% down, 6.25% 30 year fixed loan of $284,000 in Feb of 2006.  Remaining balance on loan, about  $277,000.  Monthly payment with taxes and <strong>insurance</strong> is $2,195.</p>
<p>I have $600 of extra cash available every month to pay down the principal of these loans.  Which one should I put more money into to pay down the principal?  Or should I just spread it evenly by $300 each.  I don&#8217;t plan to sell any of these properties in the next 5 years.  Condo, maybe depending if the market is favorable.</p>

<p class="dtm-content">My opinion would be NEITHER, the houses are most likely loosing value which means you are paying down something that will not benefit you,because if you pay down priniciple and the value is dropping and all of the sudden you need money you cant tap the equity as it is not cash in the bank (well technically it is cash to a bank)   HOWEVER take that $600 a month and invest in a interest baring account and now your money is making you money, investing makes much more sense and in 27 years of saving $600 a month gives you almost $80,000 in the bank without the inetest your would earn, imagine having all your houses paid for and an extra 100K in the bank I would love that</p>

<h2>Real estate. insurance. back taxes?</h2>
<p>My condos burnt to the ground a month ago. The <strong>insurance</strong> adjustor saw my condo complex and send me a letter. My two condos were my <strong>rental</strong> properties. Now the company that insured me wants to see the last two years if my tax returns?? There are stuff on my past fax returns that have nothing to my <strong>rental</strong> business, so I feel they don&#8217;t need to see it. Help here</p>

<p class="dtm-content">Did you have the condos insured as rental properties or where they insured as owner occupied? It would appear that they want to establish the level of rental activity. Depending upon how you insured the properties that could be an issue.</p>

<h2>What can we do when you own property and a duplex with family?</h2>
<p>My husband inherited a duplex and a separate piece of <strong>property</strong> with his 3 brothers. The <strong>property</strong> is not used as a <strong>rental</strong> or anything but their mother, Great Aunt (Who is 80 and pays all of the bills) and two of the brothers live there off and on.  My husband is the only responsible on in the whole family.  We are one of the few lucky people out there who have virtually no debt. The only thing that we are making payments on is our house.  We don&#8217;t have a lot of money we are just careful with what we have. We live by the principle of if we don&#8217;t have the cash for it we don&#8217;t need it.  Last year when the taxes and <strong>insurance</strong> were due on everything thing were messy because the stuff was just being transferred over and there were going to be different amounts due so my husband and I just paid it all and sent a letter to the brothers telling then what it was and how much was their share. We also gave them a breakdown of what they needed to save each month for the following year.  The youngest brother (21) was the only one who even responded to the letter. He told us that financially he just could not afford it right now (he just got married) but when he got his income tax return he would pay us. The next oldest brother (22) has no job, dropped out of H.S and all he does is sleep till 3pm, drink and get high. He refuses to pay any of it.  The brother that is closest in age to my husband(28) is 25 and got out of the Navy last year.  He refuses to pay, saying that he doesn&#8217;t have the money while going out and buying a $13,000 motorcycle when he has a negative balance in his checking account. We are really annoyed that we are expected to pay for everything just because we are not in debt like they are and my husband has a good job. (my husband has been with the same co since he was 19. Almost 10 years.) We feel like it is not our fault that they are to lazy to go and get a job, and every time something come up the act like we are their bank.  We want to know it there is a way to either make them pay, or force them to sign over their share.  We can&#8217;t do anything right now because the Aunt still lives there and we don&#8217;t want to upset her, but we want to make sure that there is nothing that we should be doing in the mean time until she passes away.<br />
I forgot to mention that there is no way that we can rent out even one side of the duplex.  The place is falling apart and should probably be condemned.</p>

<p>You said your husband inherited the duplex. Does that mean the house is now legally in his name? Or did he just inherited a piece of it (i.e. He owns it with a bunch of other people, i.e. His brothers and whoever)? </p>
<p>If he owns it outright, then the problem is, how far are you willing to go? Because if he owns it outright, and everybody is NOT PAYING, then perhaps it&#8217;s time to start eviction notices to anyone who you don&#8217;t want staying there, else have the cops come to kick them out for trespassing. File your ownership papers with the cops so they know you actually own the place and you want everybody else (maybe except the aunt, but your choice) gone. </p>
<p>Then perhaps they will see that you&#8217;re serious about them paying a decent rent. </p>
<p>If you&#8217;re not willing to go that far, then perhaps it&#8217;s time to sell the property and let someone else take the headache. </p>
<p>If your husband only owns a piece of it, then my recommendation would be to sell that piece to the other family members, or if you want to get rid of it fast, just file a &#8220;quit claim&#8221;, i.e. You are giving up on it, NO MONEY. They can have it. Then let&#8217;s see them pay the utilities.</p>
<p>Of course, either way, you&#8217;ll lose friendship with the family, but who wants deadbeat relatives like that? <img src='http://best-property-insurance.com/wp-includes/images/smilies/icon_biggrin.gif' alt=':D' class='wp-smiley' /> </p>

<h2>She has No insurance and my car was hit?</h2>
<p>So I go to the gym to walk out and find my car crashed by a women who rented a moving truck from Budget <strong>rental</strong>. She hit my car and lied about having <strong>insurance</strong>. Budget does not ask for proof of <strong>insurance</strong> we were just told. So they don&#8217;t cover the damages. She&#8217;s not on her husbands <strong>insurance</strong> so she drives around with no <strong>insurance</strong> and because she hit my car on privet <strong>property</strong> she doesnt even get a ticket. Now I&#8217;m stuck with paying to have my car fixed. I live in ohio and she just moved here from Illinois and she has her own car with plates and lives here at the apartment complex. So she can hit somone else car and she gets away with this. What can be done about this. This just does not seem to be right at all.  Can I bring this to small claims<br />
here is the bad news Budget just called this morning and said they do not ask for <strong>insurance</strong> and she never got the extra <strong>insurance</strong> from budget if she was to have a accident. So Yes I could pay the 500 with my <strong>insurance</strong> but as far as my <strong>insurance</strong> they will have noone to go after. I had allstate but now have a cheeper one, I called allstate when this happend and they told me to go after her before putting in a claim because once i put in a claim they can&#8217;t take it back. Now that I no longer have allstate now what do I do?</p>

<p>1. The easiet thing for you to do so you have less hassle&#8230;..  If you have insurance, report it to them and let them take care of getting your car fixed and then go after her to get their money back and YOUR money (deductible) back.</p>
<p>2. Insurance is required no matter what.  Ohio requires drivers carry the state minimum limits.  I am in Ohio.  When I was an auto adjuster the state minimum limit was $7500.  I don&#8217;t know what it is now.</p>
<p>If she doesn&#8217;t have insurance&#8230;.then you can have her license suspended &amp; she won&#8217;t be able to have it reinstated until she makes restitution arrangements.  If you go through your insurance company &#8211; they will do the license suspension.</p>
<p>3.  If her husband has insurance&#8230;then she has insurance unless she is specifically excluded from his policy.  I suggest that you look into that a bit more.</p>
<p>4. Ultimately if you don&#8217;t go through insurance and do it all yourself &#8211; Yes &#8211; you can take her to small claims court.  I believe the damages have to be below&#8230;$3500?  Maybe it&#8217;s $3000, though.  Anyway &#8211; you can get the forms online, print them, fill them out and then take them to the courthouse to file them.  It&#8217;ll cost you $31 to file.</p>
<p>And &#8211; it totally sucks that she lives in the same apt complex as you.  That situation is going to cause a lot of tension.  <img src='http://best-property-insurance.com/wp-includes/images/smilies/icon_sad.gif' alt=':-(' class='wp-smiley' /> </p>

<h2>how do you make money with rentals??</h2>
<p>I was looking into buying <strong>rental</strong> <strong>property</strong>. I found a foreclosure for 80K = 475.00 monthly housenote, but then add another $2300.00 yearly taxes and <strong>insurance</strong> which puts note around 750.00 month max.  The houses rent for around 900. to 1,000 in the area so thats only 200. a month profit.</p>
<p>How do ppl make money renting???  Whats the secret?  Getting a better deal on sales price?</p>

<p class="dtm-content">If you are in it to make a quick buck then it&#8217;s not going to happen. Instead of looking at it as a rental property you have to look at it as in investment. Property is always going to go up so it&#8217;s about moving your money around at the right times and having multiple rental properties. When you fix up that house it will be worth way more then 80K (at least it better be or you got screwed). At some point you will want to refinance, take a chunk of money out and put it on another property. Suddenly you have double the investment.</p>
<p>Sit on those properties for a while and let them mature. The renters will be paying most if not all of the mortgages on them. When you want to retire, those houses will be worth double or more.</p>
<p>Check this book out: it&#8217;s called &#8220;The Money Thing Made Easy,&#8221; By Howard Bono. No, no, this is not a scam in anyway. I know him personally and they guy is genuine. Www.theeverydaymillionaire.com. They guy started investing in rental properties about 15 years ago and now he has over $1 million in the bank. He&#8217;s gotta be doing something right, wouldn&#8217;t you say?</p>
<p>The book is an overall all spending/saving ideology but it touches on rental properties. Definitely a wealth of information. Anyway, the book can explain this stuff better a lot more then I can but you have any question feel free to contact me. Good luck.</p>

<p>I rent a house. Supposed that I accidentally burn the house (negligent or otherwise) and for whatever reason, the owner&#8217;s home <strong>insurance</strong> rejects the claim and the owner sues me. Am I liable for the loss? Is there any <strong>insurance</strong> that can protect me? Is the <strong>rental</strong> <strong>insurance</strong> the answer or it&#8217;s only cover my own personal belongings (and assume the owner&#8217;s home <strong>insurance</strong> will cover the <strong>property</strong> damage).<br />
Addition: Re liabilities <strong>insurance</strong>: if it&#8217;s only $100k, it will not be enough to cover the entire house.</p>

<p class="dtm-content">This is a very good reason to have renter&#8217;s insurance.  Not only does it offer coverage for your personal belongings, it offers liability coverage too.  Some apartment complexes in my area now require their tenants to carry renter&#8217;s insurance with a certain amount of liability insurance, such as $25,000.  My policy&#8217;s liability coverage is $100,000, along with coverage for my personal belongings.  In the scenario you illustrate, the owner&#8217;s insurance company may pay him, and then sue you for reimbursement.</p>

<p>Earlier today I was involved in an accident.  I was making a left turn and hit the other car.  We called the cops and made an accident report.  However, there were no stop signs or speed limit signs or anything so the cop wrote the accident report saying that I had both an obstructed view (since there was a black truck blocking my sight) and there were no road signs.  No tickets were given out.  </p>
<p>I&#8217;m wondering if I&#8217;m at fault?  I mean technically, i am since i hit her, but at the same time no tickets were given out and he clearly stated that our <strong>insurance</strong> companies should go after the <strong>property</strong> owner for not having proper signs.  Any idea if I&#8217;m responsible for anything?<br />

Unfortunately ignorance is bliss and there are a lot of blissful people on this board when it comes to knowledge of illegal immigration.  A perfect example is how people have focused on your second paragraph, saying that you contradict yourself.  The fact is that a person can enter the country legally on a visa, tourist, student, etc.  If they do not leave when they&#8217;re supposed to then they become illegal aliens.</p>

Please take no offense to this answer, but your questions suggest that you do not have enough experience with this type of transaction.  Once you have gone completely through a transaction or two, then you you will know the dynamics of a condo purchase transaction.</p>

<p>I purchased a couch out of someones yard sale. The seller of the couch is known to pick stuff up off the curb so I assumed that is where they got it. Well I finally got around to cleaning it out and found an old I phone in it. I bought a charger to see if it worked and it did. Now do I have to give it back to the person who lost it or can I keep it. I did find an email addy in the phone and contacted them. They first said it had been stolen recently. when I confronted them as to why the last time it was used was in 2010 they told me it was an older phone they had lost and the <strong>insurance</strong> had replaced it. Doesn&#8217;t it technically belong to the <strong>insurance</strong> <strong>company</strong> since they replaced it or does it fall under my <strong>property</strong> now since I legally bought the couch it came with. What should I do?  give it back to the last owner or just keep it. Should I ask for a finders fee?  owner stated they don&#8217;t live in the area anymore but could have a friend pick it up for them. The owner is a dr and has a lot more money than I do. The phone is unlocked and works fine if I put in another sim card that is active.</p>

<p>If the scooter is kept inside the property it would be covered as part of the contents insurance.</p>

<p>The road traffic act states that all vehicle propelled by an internal combustion engine must have insurance, Mobility Scooter dont have an internal combustion engine meaning its not a legal requirement to have insurance</p>

<p>I was hit by a 15yr old girl (who did not have a Driver&#8217;s License).  She was driving her mother&#8217;s car (she later came to the scene).  This was at private <strong>property</strong>.  The police man gave us a report to give to our <strong>insurance</strong>.  Geico told me to contact the other vehicle owner&#8217;s <strong>insurance</strong> (which I did and they opened a claim).  My question is, how long does it normally take for them to get my car fixed? They have a local <strong>insurance</strong>, not a big <strong>company</strong>.  Also, if they dont want to help me, which I was at no-fault in this accident, what can i do to get the money to repair my car.  All help is appreciated because this is my first accident. </p>

<p class="dtm-content">The girl&#8217;s mom must file a claim with her insurance for you to collect. The mom&#8217;s insurance will not pay if she doesn&#8217;t. You may have to claim uninsured motorist on yours and this is your best attempt at getting any money to fix your car.<br />
Tell your insurance company you want to claim uninsured motorist, if you have it. It only cost $12 of your 6 mos. Premium. They just might send out a pay-up letter to mom to collect for you.<br />

<h2>who is liable? what rights do i have in reguards to my situation?</h2>
<p>in feb this year, i was making dinner, i had a small amount of oil on the stove and i put the lid on (because we have a cockroach problem) for a minute while i went up to my chilrens room to tell them to get ready for dinner, when i walked back, my stove and wall where the oven switch is ,was on fire. this is a rental <strong>property</strong> that i&#8217;ve lived in for 2 years and have always had lights blown and other electrical problems. the day before the fire, the owner came over and put a powder and paste in the kitchen for the cockroaches because i was complaining as i did often about the lights blowing all the time. the <strong>owners</strong> had the <strong>insurance</strong> <strong>company</strong> pay for the damage and now the <strong>insurance</strong> <strong>company</strong> want me to pay the $3000 bill and a $300 excess fee. is this right? or is it the owner who needs to pay back the <strong>insurance</strong>?<br />
i really don&#8217;t think i was gone long enough for the oil to start it and when the police took my statement i was upset and flustered and thought it was the oil but there was no oil on the stove element and the switch on the wall looked like it had exploded. i called the police to let them know because when i saw fire, i didn&#8217;t really look where it came from, my thought was to get out. my fire alarm didn&#8217;t go off and i&#8217;d love to move but being pregnant and unable to lift or move anything, makes it a bit hard. my doctor says i have to relax.</p>

<p class="dtm-content">If the fire dept finds liability with you, the insurance has the right subrogate you. If you have renters ins. Your liability will cover you, if not you are liable. You can hire an independent to investigate, that is what I would do.<br />
Same situation if the bathtub overflows because you left the plug in the drain and the water running, it flood the neighbor below. You are liable.</p>
<p>People let this be a lesson to everyone.  Renters insurance is cheap.  Liability is high. If the building had burned to the ground you still hold the bag.</p>
